"Uptown Cribs" (link fixed!)


I recently helped set up the first edition of "Uptown Cribs" by introducing my friend Todd Trimakas (editor and owner of Uptown magazine) and Morgan Fogarty (news anchor and co-host of FOX News Edge) to the owner of one of Uptown Charlotte's coolest condo residences, or rather, one of Uptown's coolest "Cribs!" With production and film crew in tow, we visited Scott Coffman's penthouse condo at "230 S. Tryon"... a luxury condo building at 3rd and Tryon Streets. Great Uptown swimming pools!





Well... the Summer swimming season is closing down, but here are a few pics of Uptown's hottest pools. The top picture of of the pool at TradeMark, a 28 story modern highrise with a 7th story outdoor pool and entertainment terrace. This is probably the most modern pool area with a mosiac tiled gas grilling area, a gas firepit, urban cabanas, outdoor pool, misting fountain, and a dog walk. The 2nd picture from the top is from 230 S. Tryon's pool area. This pool is secretly tucked away beside 230 S. Tryon and behind Ruth's Chris Steakhouse. The benefit... poolside delivery from Ruth's Chris! The bottom picture is from Fifth and Poplar's pool area. Click here to read a great article from today's Charlotte Observer about the state of the Center City condo market and the number of developments going on. Many skeptics just talk about the total lump number of condos being built as if they were all being complete at once and as if nothing else was going on in the Center City. But, they don't discuss the factual numbers of people moving to Charlotte, business towers and entertainment options on the way, and the 4 year timeframe in which these towers will gradually be built. As I have mentioned before, the city is growing at a very smart and steady pace, along with a very balanced growth... read the article, it nicely lays out the growth of this market!

Avenue, about to move in first residents!


Avenue has begun walk thrus and will begin moving in residents at the end of the month! The exterior work is 99% complete (notice the glass now going down to ground level around the main entrance), the lobby is a flurry of activity as it is being worked on, the pool and amenity level are practically complete, and this will soon bring 386 new condos and many new residents to Uptown and Fourth Ward! Also, a restaurant will soon be announced for the ground floor at the corner of Church and 5th Streets. Construction begins at the VUE!



Well, it seems that way. They keep teasing us by putting up a fence and sign, then tearing down the old building at the back of the lot, then putting some machinery on site... but, now the machinery is actually doing something! Moving around, digging up the parking lot, moving dirt, etc. Could the VUE soon be going vertical?! I look forward to seeing this 51 story luxury residential highrise start taking shape! Encore condos, finally announced!

Well, you heard it here first! Then I removed the post per the developers request until the official announcement came out.... Now it's back up! This awesome development will be located at the corner of 6th and Tryon Streets. I attended one of the initial meetings with the developer and architect when they were brainstorming ideas and I couldn't wait for this to become a reality. 20 condos. Half floor or full floor. 3000 to 6500 sq ft. Combine units vertically or horizontally. 20 stories to include a lobby, restaurant level, a theatre lounge floor, connectivity to the renovation of the Carolina Theatre, an amenity level, three levels of office, topped with condos and a rooftop terrace with swimming pool. And, most exciting will be the car elevators that take your car directly up to your condo level and you pull into one of your in-suite car ports. Between 2 and 4 per condo! Not a lot of information has been released about the Wachovia condo tower, but here are some pieces of info i've heard....

Catalyst update!




In the above pictures you will see an updated picture of the Catalyst condo tower at the top, below that is the 17 story office tower that will be located behind Catalyst, and at the bottom is an early rendering of the park. Catalyst is the shorter of the two towers to the left of the park (looking over the park and towards the skyline).
Catalyst will begin sales early 2008 and the building will be complete in Spring '09. At 27 stories, Catalyst will offer 462 "attainably priced" one and two bed condos and 20,000 sq ft of street level retail space. Amenities quoted by the developer will include: "an elevated pool and activity deck, private clubroom, a club-quality fitness center, media room and video-gaming area. Additionally, Catalyst will feature extensive use of technology both in-home and in the residential common areas, including a virtual art gallery in the lobby, iPod docking stations in each home and complimentary WiFi access in public areas, including the clubroom and pool deck."

I attended a presentation at Johnson and Wales University in Uptown about the new parks coming to Uptown. Above is a picture of the new 5 acre park planned for 3rd Ward between the 300 S.   • An unannounced condo development is planned near the homeplate side of the upcoming baseball stadium.... and, no, this is not one of the previously announced towers surrounding the upcoming 3rd Ward Park.
  • A new development to replace the previously planned development at 6th and Tryon. Think approx 25 stories and 25 condos. Some retail / restaurant / office on the lower floors and 2 condos per floor on the upper floors. Large condos at 3000 and 3300 sq ft each. And, a car elevator (yes, a car elevator!) to take your car up to your private parking slots on your condos level.
  • Redevelopment plans and design for the Citadin condo development, likely to include a 30,000 square foot rooftop social terrace!

Trump deal - hard money?


The latest rumor i've heard regarding the Trump deal in Uptown Charlotte is that they now have hard money down on the land they are looking to develop. The land is located between The Observer building and the Westin off South Tryon St. ** UPDATE 8/16/07: The Trump Organization has backed out of a contract to buy local attorney Bill Diehl's office at 600 S. College St. Diehl's office was part of the 3.8 acre city block Trump is looking to develop into a 70 story condo tower, 40 story office tower, as well as a retail component.

Who's Who of the Center City?


Uptown Charlotte is home of many notable residents... at The Ratciffe (pictured above) you will find Bob Johnson (entrepreneur and part owner of the Charlotte Bobcats), NASCAR driver Jeff Gordon, and home to previous Carolina Panther players. Julius Peppers of the Carolina Panthers lives at Settlers Place and Matt Carroll of the Charlotte Bobcats has a condo at Fifth and Poplar. Actress Holly Robinson Peete had a condo at The Ratcliffe, and football star turned TV personality Keshawn Johnson lived at a penthouse at Courtside. Center City's balanced and smart growth..


First of all, I use the terms "Uptown" and "Center City" interchangeably.. because they are the same place - the downtown area of Charlotte. Locals typically say Uptown, while we are trying to transition the name to "Center City" as it makes more sense. Anyhow, as you can see in the picture above, construction cranes are everywhere in Uptown and growth is rampant... which is great! Charlotte is emerging from a smaller Southern city into an exciting metropolitan area full of big city excitement, all while keeping a sense of Southern hospitality and charm... a great balance that fits the city and appeals to newcomers and visitors. The growth scares some people who talk about a "bubble bursting" - I think these people need to step back and look at our growth. We are not Miami where people sell new construction contracts multiple times before closing on property, that can kill a booming condo market, and it did... here, the original buyer must personally close on the condo before reselling it. This keeps things in check and controls false appreciation. Also, we are not one of those cities who are JUST building condo towers and not growing in a balanced manner. We are giving locals and new comers a reason to want to move to the Center City and stay here by development of the arts, parks, entertainment, sports, dining, and retail. On the way to Uptown are two new Uptown parks, the 250,000 square foot EpiCenter entertainment complex, the light rail line, proposed baseball stadium, a Ritz Carlton hotel, an ALoft hotel, a 48 story Wachovia office tower, a 32 story Bank of America office tower (showing both are committed to the city), NASCAR Hall of Fame, Cultural Complex of four world class museums, two more office towers, one more hotel, several nationally known restaurants, and much more. All this to join the already flourishing area including office and condo owners, Carolina Panthers football stadium, Charlotte Bobcats basketball arena, a convention center, Overstreet Mall, Ruth's Chris Steakhouse, Johnson and Wales university and more! Since I report mostly in real estate, I wanted to also point out the balanced growth of the Center City. No wonder The Wall Street Journal, New York Times, ABC News, and several real estate experts have called Charlotte a solid real estate market of controlled, steady and balanced growth!




"300 South Tryon" to begin presales!




Fencing is going up and ground work is being done at the site as one of the most anticipated developments prepares begin construction and presales at the very end of July! 300 South Tryon is one of those developments that will sell fast based on the location, design, size, and amenities. (230 South Tryon sold 95% of the condos the first day of sales in 2005!) Sitting on Tryon Street in the hottest area of Uptown - South Tryon St, an area many are now referring to as the "High Rent District." Located at the corner of 3rd and Tryon streets, this 33 story development will have Tryon Street frontage and the new 5 acre Uptown park as the "backyard." A perfect blend of being in the middle of the action but with plenty of green space outside your front door, or rather back door! A 17th floor amenity deck will feature incredible views, green space, club room, fitness center, Starbucks coffee bar, kitchen with dining room, wine vault, and a pool with poolside cabanas and a gazebo bar. "Catalyst" - getting ready for lift off!



I previously reported on this new development months ago under the original name of Ovature. The project has now been officially announced with its new name - Catalyst. This 27 story tower will feature approx 462 one and two bedroom condos and will be packed with amenities and likely go for a lower price point (if that's possible in Uptown these days!). Set on the south side of the new Uptown park, this will look over the park and towards the skyline. They have already knocked down and removed the debris from the previous building on the site and plan to begin sales in the beginning of 2008. "The Park" condos tops out at 21 stories!



Years and years in the making... The Park Condos is not only under construction, but now topped out in framing at 21 stories. When first announced, this development was touted as the highest residential condo tower planned for Uptown Charlotte. It's far from the case now, but it may now be a more appealing boutique option to the 400 unit condo towers currently in the works. The 21st story rooftop terrace was inspired by The Fairmont Hotel in San Francisco and will feature a swimming pool, putting green, lush landscaping, fitness room, and Skylight Pavillion. Wachovia mixed use project underway!



The massive Wachovia development is underway. After blasting about 9o feet down, they are working their back up to ground level... and then no where but up from there! At Stonewall and South Tryon Sts, Wachovia has plans for a 48 story "green" office tower (pictured), a 42 story condo tower, a cultural complex of performing arts and museums, Wake Forest's nationally reknown MBA program and more. This will continue the high end development of South Tryon St. and Uptown!

EpiCenter moving high speed ahead!


Where the old vacant convention center once stood, new life is coming to Uptown's entertainment scene with the EpiCenter! 250,000 sq feet and three stories of nightlife, dining, shopping, a movie theater and a bowling alley. On top of the EpiCenter will be a highrise condo development (210 trade) and an urban version of the W Hotel (my hotel of choice) called ALoft. The EpiCenter is just that.. the center of the action - adjacent to Bank of America and Wachovia's headquarters, attached to the Overstreet Mall, attached to the upcoming light rail line, next to the Bobcats Arena (featruring pro basketball and big name concerts and events), and less than two blocks from the center of Uptown Charlotte! Bring it on!


"TradeMark" soon to move in residents!




The exterior is about 99% complete of this 28 story highrise and much of the interior is complete as well. When residents start moving in this August, this will be the first amenity packed highrise to hit the Uptown market. Offering a 7th floor pool terrace, club room, fitness room, and a modern lobby of granite and marble with a water and art wall. Also in TradeMark will be a restaurant/wine bar by one of my favorite local restauranteurs, Pierre Bader. "Avenue" tops out at 36 stories!

  • I saw a rendering of a mixed use development of several tall towers where the old Renaissance Hotel used to be near 9th and N. Tryon
  • I was told of a 40 story proposed residential tower where Crush nightclub is currently located off Stonewall
  • A new plan and developer for a previously planned development on a corner of N. Tryon St.

ONE Charlotte - Highrise for the wealthy!


Another development coming to Uptown's "high rent district" - ONE Charlotte will be a 40 story tower with 99 over the top residences located next to the Westin hotel. In the picture above, you can see the tower to the far left. A maximum of 4 units per floor and 4 elevators, so do the math... a private elevator entrance into each luxurious condo! Michael Jordan buys Uptown Charlotte penthouse



It has been rumored by a good source that basketball legend, and majority owner of the Chrlotte Bobcats NBA basketball team, Michael Jordan has purchased a penthouse at the 210 Trade condo highrise located next to the Bobcats arena in Uptown arena. Another source said it was a 17,000 sq foot residence near the top of the building.

Trump to build in Center City Charlotte?!

Is The Donald planning to come to Uptown Charlotte? His offices confirm they have serious interest in doing a multi use development here, possibly to include a 70 story tower. Local developer Afshin Ghazi is considering a large mixed use development in a neighboring 1 acre parcel, but says he will wait for Trump to make a decision first . CHARLOTTE - The Donald's name isn't on any building in Charlotte -- yet -- but he's causing quite a stir.
The Trump Organization has targeted a block of South Tryon Street for a mega-development of luxury condos, a five-star hotel, an office tower and high-end shops, setting off the real estate grapevine.
Trump's son Donald Jr. confirmed the interest, even though the firm is still working to acquire land in the 600 block of Tryon across from the Observer.
"We are in the very early stages of our investigation, but we hope we can be part of this great and growing city," he wrote in a statement.
Trump's endorsement could give Charlotte a major recognition boost, said Tony Crumbley, the Charlotte Chamber's vice president of research.
"To see him looking here for a signature project is going to get a lot of attention worldwide," he said. "It can only help as we try to market this community."
